Shell Packages
Teton Timberframe strives to provide just the right products and services to each of our clients. For some projects our scope of work is simply cutting and raising a frame. For others we offer complete design-build services right down to the furniture. For many of our clients the right scope of work means raising and then enclosing their timber frame for them or their local builder to finish.

There are several energy-efficient wall systems that compliment timber frame construction. We have spent many years studying and practicing different building systems including advanced framing techniques for stick-framing; stacked-logs; insulated concrete forms; Structural Insulated Panels (SIPS); straw-bale and clay-straw walls. We have evaluated these methods using many criteria including durability, thermal performance, ease of maintenance, indoor air quality and resale value. The three wall systems that perform the best in our climate are clay-straw walls, straw bale walls and Structural Insulated Panels (SIPS).
How much will it cost?
Our Shell Packages are typically fabricated, delivered and installed for between $50 and $100 per square foot. The wide range is due to many factors including the location and design loads of the site; the species and finish of timber in the frame; which wall system is used to enclose the frame; and the complexity of the design. We have found that the shell package price is usually about one third of the overall project cost. This rule of thumb has been remarkably consistent over the years. Still, it is only a guideline that helps to inform a discussion of a project’s overall budget. Over the past decade, we have finished timber frame homes in both Teton County, ID and WY for between $150/SF and $300/SF.
